The return. The roots. The next generation.

Return to your roots.
Build your future.

You work hard for your money. Your first property in Ghana should respect that.

No pressure to buy. Start with your budget, your goals and your questions.

For the everyday wealth builder

You don’t need a luxury budget to begin.

You may be saving between paychecks, planning retirement, buying with family or thinking about what you can leave your children. Wanting a connection to Ghana does not mean you should stretch beyond what feels safe.

For African Americans and the wider diaspora, buying here can carry real emotional weight. We make room for that connection while keeping the conversation grounded in affordability, documentation and everyday life.

Sankofa · Go back and get it

The meaning.
The return.

Sankofa comes from the Akan tradition of Ghana and is often translated as “go back and get it.” It reminds us to draw on the wisdom of the past as we move forward.

For us, the return is a personal journey: reconnecting with African roots, learning from the people who call Ghana home and creating something meaningful for the next generation. It may begin with a visit, grow through relationships and eventually include a place of your own.

Generational wealth begins with something worth passing on: a clear understanding of what you own, a manageable cost of ownership and a plan your family can understand.

A home is a foundation. Appreciation is a possibility, never a promise.

Choose your starting point

Three pathways.
One realistic conversation.

Tell us what you want to use the property for. We’ll start there, then discuss the trade-offs your budget may require.

Start with solid ground.

Land can be the beginning of a long-term plan. Ownership claims, boundaries, access, permitted use and the cost of making the site usable need attention before a deposit.

Protect the dream by checking the details

The story can be beautiful.
The paperwork still matters.

A polished presentation, a familiar face or a “buy now before prices rise” pitch cannot answer the questions that matter most.

When a buyer commits without independent checks, a missing document or disputed boundary can put years of savings at risk. Paying a premium for a promised future neighbourhood can also leave little room for delays, extra costs or changing plans.

Already found a property? Let’s talk ↗
  • Check who can actually sell.Ask an independent Ghana-qualified lawyer to review the seller’s authority, interest in the property and the appropriate searches.
  • See what exists today.Visit the site, understand its boundaries and ask qualified professionals to assess access, services and physical conditions.
  • Price the present, not just the promise.Compare relevant alternatives. Separate existing infrastructure from proposed roads, future amenities and sales projections.
  • Understand what you are signing.Get clear advice on tenure, buyer eligibility, payment terms, delivery obligations and remedies before committing.
Your whole budget matters

Under $100,000 should mean a plan.
Not a surprise.

Our focus is a property search below $100,000. That purchase ceiling is not an all-in quote. Keep a separate allowance for the costs around ownership.

01

Set your comfort zone.

Share the amount you can commit without disrupting your emergency savings, household expenses or other obligations.

02

Count the full cost.

Ask for a written breakdown covering professional advice, searches, applicable taxes and registration, plus any agency, service or management charges.

03

Leave room to breathe.

Plan for repairs, furnishing, utilities, travel and contingencies. For land, include surveys, access and the cost of a future build.

Actual costs and legal requirements depend on the property and your circumstances. Rental income, resale value and investment returns are not guaranteed.

Come to belong

Build a life here.
Be part of what’s here.

Ghana is home to people building their own futures. A meaningful return should respect the neighbours, businesses and communities already here.

Our vision is integration: spend time in the area, listen to residents, support local businesses, learn local customs and choose a property for the life around it.

A connection to Ghana should grow through relationships, not just a transaction.

Start with a conversation ↗
01

Tell us your starting point.

Budget, location, timeline and purpose. Buying now is not a requirement for asking questions.

02

Define the search.

Explore suitable areas and property types. Ask what is confirmed, what needs checking and what falls outside your budget.

03

Arrange independent checks.

Before a commitment, engage your own qualified legal and technical advisers. Request written findings and fee disclosures.

04

Decide at your own pace.

Proceed only when you understand the property, contract and total costs. Walking away is a valid outcome.

Straight answers

Before you take the next step.

Can I really search with less than $100,000?

Yes, that is the budget focus of our search service. It does not mean every location or property type will fit. We begin with your ceiling and discuss location, size, condition and timing. We do not advertise unverified stock or guaranteed availability.

Are the properties in these photos for sale?

These are location and development photographs, not an available property catalogue. Ask us for current options. Any proposed listing needs its own price, availability and documentation checks.

Can I begin while I’m outside Ghana?

Yes. Start by WhatsApp with your budget, goals and preferred timeline. Before paying for a property, arrange independent advice and a site inspection by you or a trusted, suitably qualified representative.

What if I already found land or paid a deposit?

Tell us what stage you are at without sending sensitive documents initially. If you have a dispute, missing paperwork or concerns about a payment, obtain advice from an independent Ghana-qualified lawyer. A conversation with Sankofa is not a legal assessment or a promise of recovery.

Do you guarantee title, rental income or returns?

No. Property purchases carry risks. Legal searches, professional inspections and contract review help you make an informed decision, but they do not guarantee future returns. Never rely on projected appreciation as a certainty.

What does the service cost?

The scope and fees depend on the support required. Request a written proposal, a breakdown of any third-party charges and disclosure of any commissions or referral relationships before engaging a service. Do not assume a consultation or search is free.

What should I send in my first message?

Your approximate budget, preferred property type, areas of interest, purchase timeline and whether you are based in Ghana or abroad. Please do not send passport scans, bank details or ownership documents in your first enquiry.
